A leaking roof is a serious concern, but it does not always mean a full replacement. Call us for a professional evaluation. Plenty of leaks come down to a section of flashing, a run of shingles or a ventilation detail, and those are repairs rather than a tear-off.
Several signs point to a new roof: moisture spots on your ceiling, shingles that are blistering, signs of roof decay, or water sitting in your eaves. Granules collecting in the gutters and daylight showing through the roof boards belong on that list too.
The National Association of Home Builders puts the lifespan of a newly installed asphalt roof at roughly 20 years. Heat, hail and ventilation all move that number, which is why we look at the roof rather than the calendar.
If you suspect hail damage, we strongly advise against inspecting it yourself. It is not safe. Call us for a professional assessment instead. Hail bruising is easy to miss from the ground and easy to confirm from the roof.
