Chapter 01

What actually sends someone looking for a new roof

Most calls to us in Richmond do not start with a decision to replace a roof. They start with a moisture spot on a bedroom ceiling, a run of shingles that has started to blister in the Texas heat, or a corner of the eaves that keeps a puddle after every storm. Those four signs, moisture on the ceiling, blistering shingles, visible decay, and water sitting in the eaves, are what we tell our own customers to watch for. None of them alone means the roof is finished. They mean it is time for someone who knows what they are looking at to get up there.

The National Association of Home Builders puts a newly installed asphalt roof at roughly twenty years, and a good share of Fort Bend County was built inside that window or close to the edge of it. A roof that age showing any of those four signs is worth a real look rather than a guess from the driveway, especially with how hard hail can hit this part of Texas most springs.

How we actually inspect a roof

We tell people directly: if you suspect hail damage, do not climb up to check it yourself. It is not a safe way to find out, and it is not necessary when a free inspection is one phone call away. Our crew walks the field itself, not just what is visible from the ground, checking shingles for bruising and lifted tabs, flashing at every valley and penetration, and the decking underneath wherever access allows it.

We install CertainTeed, IKO, GAF, TAMKO, Versico and Owens Corning systems and hold CertainTeed's Select ShingleMaster credential alongside Owens Corning's Preferred Contractor status, so the inspection is done by the same people who do the installs, not a subcontracted stranger working off a checklist. The same visit now covers what used to be a separate roof maintenance call: clearing debris that holds moisture against the shingles, resealing flashing before it turns into a leak, and checking attic ventilation, because a roof that cannot breathe ages faster than one that can.

A leaking roof does not automatically mean a full replacement, and we say that on the same visit where a less honest crew would say the opposite. A lot of what we find is a repair: a section of flashing, a few courses of shingles, a vent that needs resealing. We tell you which one it is before anyone talks about a number.

What a real inspection is worth after the fact

One of our own customers wrote about a crew painting the flashing to match the roof on a job here in Richmond, a detail nobody would have noticed if it had been done wrong. That is the same habit an inspection is supposed to run on: catching the small stuff before it turns into a complaint, the kind of thing a rushed five-minute look from the ground would miss entirely.
