What actually fails on a Richmond roof
Composition shingle roofs in Fort Bend County usually fail the same slow way. Granules wash into the gutters first, then the shingle edges start to curl in the heat, and by the time a homeowner notices a stain on the ceiling the underlayment underneath has usually been wet for months. Hail is worse, because the damage often is not visible from the ground at all. A bruised shingle can look untouched from the driveway and still have lost the mat strength that keeps water out, which is exactly why we tell people not to climb up and check it themselves.
Metal, clay tile and slate fail differently, and we are equipped to work on all of them. Metal panels usually go at the fasteners first, the neoprene washers drying out and backing loose years before the panel itself gives up. Clay tile cracks under foot traffic more than weather, one careless step from a satellite installer or a chimney sweep is a common cause of a leak that shows up two tiles away from where the crack actually happened. Slate delaminates at the nail holes over time, and the fix is almost always a handful of pieces, not the whole field.

Every job starts the same way regardless of material: a free inspection, on the roof, not from the driveway. If a repair genuinely fixes it, we say so. When a full replacement is the honest answer, the deck only gets inspected properly once the old roofing is off, because that is the one moment anyone can actually see it. Rotten decking gets replaced before anything else goes down, then underlayment rated for the specific material, then flashing at every valley, chimney and wall, then the field itself.
