Chapter 01

What actually fails on a commercial roof

Flat and low slope commercial roofs do not fail the way a pitched residential roof does. Ponding water is usually the first sign: standing water in a low spot on an EPDM or TPO membrane for more than 48 hours after rain breaks the membrane down faster than sun exposure ever would on its own. Seams are the second failure point. A TPO seam that was heat welded correctly should outlast the membrane around it. One that was not shows up as a slow leak that tracks sideways under the insulation long before it ever drips through the deck below.

Multi family roofs add a wrinkle most single family homes never deal with: shared drainage. One clogged scupper or a roof drain buried under debris on a building with a dozen units backs water up across sections of roof that were never individually a problem, and the leak that shows up in a unit on the top floor can start two sections away on the roof itself.

How we run a commercial or multi family roof

We install metal, flat, TPO and built up systems, and we work in Versico membrane alongside CertainTeed, IKO, GAF, TAMKO and Owens Corning materials depending on what the building calls for. A flat roof gets tested for slope and drainage before anything else, because a membrane installed over a roof that does not shed water correctly will pond again regardless of how well it was welded. Scuppers and drains get cleared and checked first, then the membrane goes down in the sequence the manufacturer's warranty actually requires, not a shortcut version of it.

Because these buildings usually cannot close down for the work, jobs get sequenced section by section so the property keeps operating while it happens. Why the paperwork matters on a commercial roof

A commercial roof is a bigger asset than a residential one, and the warranty should reflect that. Financing is available if a building's budget does not line up with when the roof actually needs the work.

The tell that a commercial roof needs another look rarely comes from the roof itself first. It comes from inside: a stained ceiling tile in a top floor unit, a damp smell near an HVAC curb, or a tenant mentioning a drip during a hard rain.
